Construction Observer

Legat Architects is is searching for a Construction Observer with 10 or more years of relevant experience for our Columbus, Ohio studio.

Our Expectations
- Complete work accurately, efficiently, and of a quality consistent with firm expectations, making appropriate and timely decisions.
- Understand building codes, industry standard practices, construction sequencing, and constructability, and possess the ability to resolve the impacts of these on the design, detailing, and construction of a project.
- Interact with authorities having jurisdiction during the construction phases of a project.
- Lead construction administration responsibilities on site and in office, and understand schedules and project sequencing to anticipate next steps and resolve field issues.
- Coordinate with internal project design team, consultants, client, and builder during construction phases to achieve the design intent and client’s project goals and mission while maintaining a project’s schedule and budget.
- Being a capable Revit user with a working knowledge of the the latest Building Information Modeling and clash detection tools is preferred.
- Being a licensed architect or currently on the licensure track; or having construction experience as a general contractor or builder is preferred.
General Responsibilities
- Complete weekly on-site observation for multiple projects with construction sites in various locations across central Ohio.
- Perform on-site observations of construction activities for general conformance with the project schedule and the materials, finishes, and workmanship as defined in the contract documents.
- Attend regular on-site meetings with the various project stakeholders and coordinate attendance for design consultants when required.
- Communicate and coordinate regular progress with the project team.
- Review contractor-issued submittals, requests for information, applications for payment, and other related project documentation.
- Prepare documentation necessary to address field issues and progress.
- Assist in project close-out efforts including punch lists and review of record documents.
